Planning and Zoning Commission has recommended approval of this plat, subject to resolution of one issue relating to water line across front of tract (along CR 367) ORRIS ENGINEERS Dear Lee: Oak Hollow, Phase S, is 35.b88 acres of land being divided into 159 lots ranging is size from 5,847 square feet to 14,200 square feet and 2 common areas which will be maintained by a homeowners association. It is bounded on the north by Oak Hollow, Phases 2 and 3, on the east by Smallwood and Vandagriff tracts, on the south by the County Road 367, and on the west by a tributary of Slater Creek which maintains the boundary between this phase of Oak Hollow and future phases. The Owner/developer is RH of Texas, Limited Partnership. The Engineer/surveyor is Carter & Burgess. The preliminary plat was filed under the name Anna 96 Joint Ventures. I reviewed the 1.1/2 UO3 submittal of the final plat and construction plans, these are my comments: Fin�rt Plat • County Road 367 is slated to be a minor Collector street according to the City of Anna's Thoroz:gI I% Plan. Here are a couple of reasons they would like the option. Because the lot size of 60' x 120' and the offsite expenses to open the. east side of the Anna ( RR xing), Sweetwater Crossing lot prices will not allow too many smaller homes (profitability). Also, should market conditions change and the interest rate goes up, the square footage will go down (market). There are several other established locations with 50' x 120' lots that have 1,200 sq. ft. miniumums making it difficult to compete in a newly established section of Anna (competition).
