The Anna Community Development Corporation will conduct a meeting at 6:30 p.m., on
Wednesday, April 10, 2019, at the Anna City Hall Administration Building, 111 N.
Powell Parkway, to consider the following items:
1. Call to Order, Roll Call and Establishment of Quorum.
2. Invocation and Pledge.
3. Citizen Comments. Persons may address the Board of Directors on items not
on the agenda; please observe the time limit of three (3) minutes. Members of
the Board of Directors cannot comment on or deliberate statements of the
public; except as authorized by Section 551.042 of the Texas Government
Code.
4. Consider/Discuss/Act on a Resolution entering into a contract for real estate
services for the Anna Business Park and authorizing the Board President to
execute all necessary documents on behalf of the Corporation.
5. Consider/Discuss/Act on accepting the resignation of Shelby Miles from the CDC
Board,
6. CLOSED SESSION (exceptions):
A. Deliberate regarding the purchase, exchange, lease or value of real
property. (Tex. Gov't Code §551.072) possible property acquisition;
possible land sale/purchase;
B. Consult with legal counsel on matters in which the duty of the attorney
to the governmental body under the Texas Disciplinary Rules of
Professional Conduct of the State Bar of Texas clearly conflicts with

(1) To discuss or deliberate regarding commercial or financial information
that the Board of Directors has received from a business prospect that the
Board of Directors seeks to have locate, stay, or expand in or near the
territory of the City of Anna and with which the Board is conducting
economic development negotiations; or,
(2) To deliberate the offer of a financial or other incentive to a business
prospect described by subdivision (1). (Tex. Gov't Code §551.087) Anna
Business Park Property.
7. Reconvene into open session and take any action on closed session items.
8. Receive reports from staff or Board Members about items of community interest.
Items of community interest include. expressions of thanks, congratulations, or
condolence; information regarding holiday schedules; an honorary or salutary
recognition of a public official, public employee, or other citizen (but not
including a change in status of a person's public office or public employment);
a reminder about an upcoming event organized or sponsored by the governing
body; information regarding a social, ceremonial, or community event
organized or sponsored by an entity other than the governing body that was
attended or is scheduled to be attended by a member of the governing body or
an official or employee of the municipality; and announcements involving an
imminent threat to the public health and safety of people in the municipality
that has arisen after the posting of the agenda.

Consider/Discuss/Act on a Resolution entering into a contract for real estate services for
the Anna Business Park and authorizing the Board President to execute all necessary
documents on behalf of the Corporation.
SUMMARY:
As we discussed earlier, the CDC/EDC entered into a contract with Funderburgh Real Estate
Group for real estate services related to the Anna Business Park. Now that we have moved on
from that contract, it is important to begin working with an established real estate firm that will
market the property aggressively and advise us on issues like signage, marketing, and other
issues related the Business Park.
After a thorough search, many phone calls/one-on-one conversations, and evaluating multiple
proposals, we narrowed the search down to two very reputable firms, NAI Robert Lynn and
Carey Cox Real Estate. Tonight you will be hearing a presentation from David Cox with Carey
Cox Real Estate.
STAFF RECOMMENDATION:
Staff recommends adopting a resolution to enter into a contract for real estate services with
subject to approval of legal form by the CDC's legal counsel, for the Anna Business
Park, and authorizing the Board President to execute all necessary documents on behalf of the
Corporation.

Thank you for the opportunity to discuss the marketing of Anna Business Park. This project is in a strategic location with great access and will make
an excellent industrial site for many years to come as Collin County's growth continues to expand north. The site's access to major highways, rail,
flat topography, and existing infrastructure make it an ideal location for any business ready to expand and/or relocate in North Texas. Demand for
industrial space in this area has never been stronger and we feel very confident in our ability to bring users to the site.

ENTERING INTO A CONTRACT FOR REAL ESTATE REPRESENTATION
WHEREAS, the Anna Community Development Corporation (the "CDC") desires to
enter into a contract for real estate representation with ; and

Dear Board Members,
Unfortunately I am going to have to resign from the City of Anna's EDC and CDC board. It's been a pleasure and an
honor to serving the citizens of Anna and watching the city transform. I am relocating and I believe it would be a disservice
to the citizens if I held my place while I am moving. Thank you, for this wonderful opportunity to see the City of Anna
grow, flourish and develop.

of Directors has received from a business prospect that the Board of Directors seeks to
have locate, stay, or expand in or near the territory of the City of Anna and with which
the Board is conducting economic development negotiations; or,
(2) To deliberate the offer of a financial or other incentive to a business prospect described
