Powell Parkway, to consider the following items: 1. Call to Order. Roll Call and Establishment of Quorum. 2. Invocation and Pledge. 3. Citizen Comments. 4. Consider/Discuss/Action approving minutes from the CDC meeting from January and February 2019. 5. Consider and Discuss Residential Strategies Market Summary Reports. 6. Consider/Discuss/Action approving a resolution authorizing payment for Residential Strategies Reports. 7. Consider and Discuss Real Massive to finish out the CDC's online property database. 8. Consider/Discuss/Action approving a resolution authorizing payment for Real Massive. 9. Consider and Discuss Community & Economic Development marketing pieces. 10. Consider/Discuss/Action approving a resolution authorizing payment for the design of new marketing pieces. 1 ADDITIONAL NOTICE REGARDING MEETING TIME: In the event that the Anna Economic Development Corporation meets at the same time and place scheduled for this meeting, then this meeting of the Anna Community Development Corporation may be delayed but will begin immediately after the conclusion of the meeting of the Anna Economic Development Corporation. THE CITY OF AGENDA ITEM: Item No. 5 & 6 EDC Agenda Staff Report Meeting Date: 3.7.2019 Staff Contact: Joey Grisham Consider and Discuss Residential Strategies Market Summary Reports. Consider/Discuss/Action approving a resolution authorizing payment for Residential Strategies Reports. SUMMARY: Residential Strategies provides current growth information and future projections based on Anna's trade area. Information contained in the RSI reports includes: active subdivisions, new home starts, total lots remaining, vacant lots, future lots, occupied homes and median home price. This information is supplied to developers, brokers, prospective businesses and home builders. It is also used in the city's marketing materials. The cost for Residential Strategies is not to exceed $1,750. $86,400 was budgeted in the CDC Budget for contract services. Of this amount $37,300 has not been spent and is not allocated. STAFF RECOMMENDATION: Approve resolution authorizing payment for residential strategies reports. ATTACHMENTS: 1. Resolution Residential Strategies To arrive at the estimates and projections provided, RSI has utilized the following methodology: • RSI begins with household and population counts from the 2010 census. It is assumed that these 2010 counts were accurate. Because the 2010 census was completed in/around June 2010, RSI's assessment of new household formation in DFW begins with 3Q10. • RSI summarizes, by community, new home activity from 3Q10 to date. Information analyzed includes housing starts (new slabs poured), new home closings (physically occupied homes), vacant lots, final platted lots (both under developed and vacant land) and preliminary platted lots. • Based on the development stage of new lots and RSI's loge from its builder and developer clients, a forecast is made as to the Vvery dat f the new communities. • Based on RSI's knowledge of production builders(amajority of DFW activity is performed g P ( J Y Y by RSI builder clients) and the capacity of new communities, RSI projects start activity for each community and by product type. • Persons per household ratios are established from prior census information and imposed on new household formation. ` r • RSI's forecasts are extre a tea they are based on `real world' occurrences. With the platted lot ap c de ining demand and with RSI's extensive database on new home ity, I n p a very clear picture of household count for the next 24 months. • The normal time requir for new lot development ranges from 6-24 months. In many cases, new projects tMWwiLL materialize in 3-5 years have not yet been conceptualized. This information is collected and updated using a variety of techniques including direct relationships with CRE brokers and building owners throughout the country, partnerships with national syndication providers, and fully automated tools that collect publicly available information. RealMassive is also continuing to invest heavily on an ongoing basis to further develop additional tools, techniques, and partnerships to ensure that the information that we provide to our clients is as timely and complete as possible. The proposal outlined below summarizes the licensing terms and conditions for RealMassive's CRE data syndication service: Description of Service RealMassive ("Company") agrees to provide the Anna Community Development Corporation ("Client") a license to the Company's commercial real estate data set for use by the client. However, after re -assessing the phasing of design work, interviewing more firms and receiving additional quotes, staff is requesting the remaining unallocated funds be released. To date, the following firms have been interviewed: CBC Creative, Misfit Brands and Matchbox Studios. Staff is soliciting quotes from other firms as well. To produce the highest quality media at the lowest possible price, staff would like the flexibility to work with more than one firm.
