ORDINANCE NO.a OD o - IZL,
AN ORDINANCE OF THE CITY OF ANNA, TEXAS, AMENDING THE ZONING
MAP OF THE CITY OF ANNA TO PROVIDE FOR REZONING OF CERTAIN
PROPERTY; PROVIDING A REPEALER CLAUSE; AND PROVIDING AN
EFFECTIVE DATE
WHEREAS, the owner of the property described in Exhibit A attached hereto has requested a
certain zoning for said property; and
WHEREAS, the City Council of the City of Anna has given the requisite notices and afforded a
full and fair hearing to all property owners generally and to all persons interested in and situated
in the affected area and in the vicinity thereof, the City Council of the City of Anna has
concluded that the Zoning Ordinance of the City of Anna should be amended as follows:
NOW THEREFORE BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ANNA,
TEXAS:
Section 1.
The Comprehensive Zoning Ordinance of the City of Anna, Texas, is amended by zoning the
tract described in Exhibit A, attached hereto and made an integral part of this Ordinance, as "C-
2 General Commercial".
Section 2.
The official Zoning Map of the City of Anna shall be corrected to reflect the change in zoning
described herein.
Section 3.
All ordinances of the City of Anna in conflict with the provisions of this ordinance are repealed to
the extent of that conflict.
Section 4.
This Ordinance shall take effect immediately from and after its passage by the City Council and
approval by the Mayor.
PASSED on this the 8th day of August, 2000, by the following vote of the City Council of the
City of Anna, Texas.

Situated in Collin County, Texas, in the Thomas Rattan Survey, Abstract No. 782, and being a
portion of a 35.08 acre tract of land according to the deed recorded in Volume 4055, Page 326,
Deed Records, Collin County, Texas (DRCCT) and being more particularly described as follows:
Beginning at a % inch iron rod found for the northwest comer of said 35.08 acre tract of land
and being located at the point of intersection of the southerly right-of-way line of F.M. No. 455
with the center line of C. R. No. 286;
Thence, along the northerly line of said 35.08 acre tract of land with the southerly right-of-way
line of F.M. No. 455 as follows:
North 89 degrees 45 minutes 57 seconds East a distance of 132.98 feet, to a'Y2 inch iron
rod found for corner;
North 89 degrees 15 minutes 45 seconds East a distance of 982.54 feet, to a Y2 inch iron
rod found for the northeast corner of said 35.08 acre tract of land and being located in the
westerly right-of-way line of U.S. Highway No. 75;
Thence, along the easterly line of said 35.08 acre tract of land with the westerly right-of-way line
of said U.S. Highway No. 75 as follows:
South 45 degrees 49 minutes 00 seconds;East a distance of 42.43 feet, to a 5/8 inch
iron rod found for corner;
South 04 degrees 25 minutes 00 seconds East a distance of 96.12 feet, to a % inch iron
rod found for corner;
South 35 degrees 03 minutes 00 seconds East a distance of 275.87 feet, to a Y2 inch
iron rod found for corner
South 18 degrees 05 minutes 00 seconds East a distance of 223.61 feet, to a % inch
iron rod found for corner;
Thence, South 89 degrees 40 minutes 14 seconds West a distance of 1,340.74 feet to a 5/8
inch iron rod with a yellow plastic cap stamped "PRP 4595" set on the west line of the
aforementioned 35.08 acre tract;
Thence, along said west line, North 00 degrees 52 minutes 18 seconds West a distance of
455.95 feet, to the Point of Beginning and containing 564,102 square feet or 12.9500 acres of
land.
