ORDINANCE NO. OOI-O
AN ORDINANCE OF THE CITY OF ANNA, TEXAS, AMENDING THE ZONING
MAP OF THE CITY OF ANNA TO PROVIDE FOR REZONING OF CERTAIN
PROPERTY; PROVIDING A REPEALER CLAUSE; AND PROVIDING AN
EFFECTIVE DATE
WHEREAS, the owner of the property described in Exhibit A attached hereto has requested a
certain zoning for said property; and
WHEREAS, the City Council of the City of Anna has given the requisite notices and afforded a
full and fair hearing to all property owners generally and to all persons interested in and situated
in the affected area and in the vicinity thereof, the City Council of the City of Anna has
concluded that the Zoning Ordinance of the City of Anna should be amended as follows:
NOW THEREFORE BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ANNA,
TEXAS:
Section 1. The Comprehensive Zoning Ordinance of the City of Anna, Texas, is amended by
zoning the tract described on Exhibit A, attached hereto and made an integral part of this
Planned Development Ordinance as a mixed use planned development zoning district for multi-
family and commercial uses as follows:
The approximately 0.2097 acre tract described on Exhibit A and Exhibit B and
made an integral part of this PD Ordinance shall be limited to multi -family
residential and office uses in accordance with the development requirements set
forth on Exhibit C attached to and made an integral part of this PD Ordinance.
Section 2. The Planned Development created by this ordinance shall be designated as Planned
Development No. 002.
Section 3. The official Zoning Map of the City of Anna shall be corrected to reflect the change in
zoning established by this PD Ordinance, including designation of the tract as Planned
Development No. 002.
Section 4. All ordinances of the City of Anna in conflict with the provisions of this PD Ordinance
are repealed to the extent of that conflict.
Section 5. This PD Ordinance shall take effect immediately from and after its passage and the
publication of the caption of said ordinance as the law in such case provides.

EXHIBIT A
DESCRIPTION OF 0.2097 ACRE SANDRA BRYANT TRACT
A tract of land situated in the Henry Brantley Survey, Abstract No. 71, in the City of Anna, Collin
County, Texas, and being a portion of a tract of land described in Deed recorded in Volume
1019, Page 650, of the Collin County Deed Records, and being more particularly described by
metes and bounds as follows:
Beginning at an iron pin found, being the southwest corner of said acre tract;
Thence North 0 degrees 30 minutes East with the east right-of-way line of State Highway 5
(also known as North Powell Parkway) a distance of 87 feet to an iron pin set;
Thence East with the south line of East Hackbeny Street 105 feet to a point for comer;
Thence South 0 degrees, 30 minutes West 87 feet to an iron pin set in the south line of said
tract;
Thence West with said south line 105 feet to the place of beginning, containing 9,134 square
feet or 0.2097 acres.

SANDRA BRYANT PD ZONING ORDINANCE
Development Requirements for 0.2097 Acre Mixed Use Tract
Development and Use.
The approximately 0.2097 acre tract more particularly described in Exhibit A attached to
and made an integral part of this PD Ordinance will be developed and used with the
requirements set forth In this Exhibit C and the Site Plan (Exhibit D) and in accordance
with the development requirements, processes, and procedures of the Comprehensive
Zoning Ordinance of the City of Anna applicable to the "R-3" zoning district and the "C-1"
zoning district and in effect on the date this PD Ordinance is passed by the City Council
of the City of Anna. In the event of any conflict or inconsistency between this PD
Ordinance and the Comprehensive Zoning Ordinance, the provisions and intent of this
PD Ordinance shall control.
2. Permitted Uses.
The permitted uses shall be two buildings, each containing four offices (ground floor)
and four residential units (second floor), in accordance with the Site Plan (Exhibit D).
3. Setbacks and Lot Dimensions.
Setbacks and lot dimensions shall be as indicated on the Site Plan.
4. Minimum Dwelling Area
Minimum dwelling area for each residential dwelling unit shall be 525 square feet.
5. Minimum Office Area.
Minimum area for each office unit shall be 525 square feet.
6. Maximum Height.
The maximum building height of any structure shall be two stories or 35 feet, whichever
is greater (excluding chimneys and vent stacks, cupolas, entry features, skylights, and
other architectural features not intended for occupancy or storage).
7. Maximum Lot Coverage
The maximum lot coverage shall be fifty percent (50%). "Coverage" means the
percentage of lot area covered by a roof or other structure (including accessory
structures); however, roof eaves and other ordinary building projections are excluded.
8. Parking.
A minimum of twelve (12) parking spaces shall be provided on the Hackberry Street side
of the property. A circle drive per the Site Plan (Exhibit D) shall also be available for
overflow parking.
9. Masonry.
Exterior building materials shall be at least eighty percent (80%) masonry. "Masonry"
means brick, stone, pre -cast stone, stucco, and cement fiber siding.

10. Refuse Disposal/Collection
A covered dumpster shall be located per the Site Plan (Exhibit D). The dumpster shall
be enclosed on all sides by a masonry structure. The masonry structure shall not be
subject to any setback requirements.
11. Fencing.
An eight foot high, opaque fence shall be located on the east line of the property and
shall be maintained by the property owner.
