HomeMy WebLinkAboutOrd 236-2005 Amend Zoning Map PD-Leonard Tract 236.495 acres.pdfCITY OF ANNA, TEXAS ORDINANCE NO. 236-2005 AN ORDINANCE OF THE CITY OF ANNA, TEXAS, AMENDING THE ZONING MAP OF THE CITY OF ANNA TO PROVIDE FOR REZONING OF CERTAIN PROPERTY; PROVIDING A REPEALER CLAUSE; AND PROVIDING AN EFFECTIVE DATE WHEREAS, the owner of the property described in Exhibit A attached hereto has requested a certain zoning for said property; and WHEREAS, the City Council of the City of Anna has given the requisite notices and afforded a full and fair hearing to all property owners generally and to all persons interested in and situated in the affected area and in the vicinity thereof, the City Council of the City of Anna has concluded that the Zoning Ordinance of the City of Anna should be amended as follows: NOW THEREFORE BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ANNA, TEXAS: Section 1. The Comprehensive Zoning Ordinance of the City of Anna, Texas, is amended by zoning the tract described in Exhibit A, attached hereto and made an integral part of this Ordinance, as Planned Development (PD). The Planned Development shall include the following elements: Permitted Uses: The permitted uses will be the same as those permitted in the "SF -72 and SF- 60" — Single Family Residential. SF -72 and $F-60 — Sinole Family Residential Zonina Guidelines: Density: Overall density of the single family residential zoned portion of the tract shall have an overall density of not more than 4.2 units per acre on the gross acreage less the Atmos Energy natural gas transmission line easement (not including land used for churches, schools and other parcels sold for non-residential uses) and shall generally follow the approximated boundary lines as shown on exhibit B. Maximum Lot Coverage: The maximum residential lot coverage shall be fifty five percent (55%). "Coverage" means the percentage of IM area covered by a roof or other structure (including accessory structures); however, roof eaves and other ordinary building projections are excluded. Off -Street Parkin A minimum of two (2) enclosed off-street parking spaces will be provided for each dwelling unit (which spaces must be located on the same lot as the dwelling unit). Masonry Reguirememw "Masonry means brick, stone, pre -cast stone, and any other similar veneer material, but excluding cement fiber materials, attached to an outside wall. Garaaes: Garages may be front facing and there is no requirement for "swing" driveways Sidewalks: Sidewalks will be installed along the street frontage of all residential lots prior to the issuance of a final certificate of occupancy for each house constructed thereon. Streetscaoes: In order to approve the appeal of each streetscape within the Property, the following improvements are required: 1. Uniform canopy tree (same species along each street in district) plantings in the parkway, and 2. Streets longer than 900 feet will have sufficient curvilinear alignment (or other plan features) to create a terminal vista in the street view. At the time of Final Plat submittal, a Landscape and Entry Feature Plan that includes berms along the 120' ROW north/south thoroughfare and masonry entry features with landscape will be submitted to the Planning and Zoning Commission and City Council for approval. The design will be similar to those shown on Exhibit C. Section 2. All provisions of the City of Anna Zoning Ordinance not in conflict with the provisions of this ordinance shall pertain to the property described in Exhibit A. Section 3. The official Zoning Map of the City of Anna shall be corrected to reflect the change in zoning described herein. Section 4. All ordinances of the City of Anna in conflict with the provisions of this ordinance are repealed to the extent of that conflict. However, all requirements set forth in the City's Subdivsion Regulations shall be met. This Ordinance shall take effect immediately from and after its passage and the publication of the caption of said ordinance as the law in such case provides.
