(Mosier Zoning Change SF4 to PD, 303 N Powell Pkwy)
AN ORDINANCE OF THE CITY OF ANNA, TEXAS, AMENDING THE ZONING
MAP OF THE CITY OF ANNA TO PROVIDE FOR REZONING OF CERTAIN
PROPERTY; PROVIDING A REPEALER CLAUSE; AND PROVIDING AN
EFFECTIVE DATE
WHEREAS, the owner of the property described in Exhibit A attached hereto has requested a
certain zoning for said property; and
WHEREAS, the Planning and Zoning Commission of the City of Anna and the City Council of
the City of Anna have given the requisite notices by publication and otherwise and have held the
public hearings as required by law and afforded a full and fair hearing to all property owners
generally and to all persons interested in and situated in the affected area and in the vicinity
thereof, the City Council of the City of Anna has concluded that the Zoning Ordinance of the City
of Anna should be amended as follows:
NOW THEREFORE BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ANNA,
TEXAS:
Section 1. The Comprehensive Zoning Ordinance of the City of Anna, Texas, is amended by
changing the zoning of the tract described in Exhibit A and B attached hereto and made an
integral part of this ordinance, from Single Family Residential — 1 (SF -1) to Planned
Development (PD) district.
Section 2. Except as specified in Section 3 of this ordinance, all regulations pertaining to
General Commercial (C-2) zoning shall be applicable to this Planned Development.
Section 3. The permitted uses in this Planned Development will be the same as those
permitted in the General Commercial (C-2) zoning district, except that the following uses shall
be prohibited:
• Boats sales and storage
• Radiottelevision towers
• Transit station
• Auto repair with outside storage
• Motellmotor lodges
• Exhibition area
Section 4. Ordinance No. 307-2007 is hereby repealed.
Section 5. The official Zoning Map of the City of Anna shall be corrected to reflect the change
in zoning described herein.
Section 6. All ordinances of the City of Anna in conflict with the provisions of this ordinance are
repealed to the extent of that conflict
Section T. This Ordinance shall take effect immediately from and after its passage and the
publication of the caption of said ordinance as the law in such case provides.

SITUATED in the County of Collin, Sate of Texas, being a part of the survey originally
granted to Henry Brantley; being a tract or parcel of land in the town of Anna, Collin
County, Texas, and beginning 410 feet west of the southwest corner of Block No. 7
according lot is map recorded in Book 21, Page 368, records of Deeds for Collin County,
Texas;
THENCE WEST 250 feet;
THENCE NORTH 125 feet;
THENCE EAST 250 feet;
THENCE SOUTH 125 feet to be place of beginning
