ORDINANCE NO. 320-2007
(AutoZone Zoning Change AG to PD, (West White Street)
AN ORDINANCE OF THE CITY OF ANNA, TEXAS, AMENDING THE
ZONING MAP OF THE CITY OF ANNA TO PROVIDE FOR REZONING
OF CERTAIN PROPERTY; PROVIDING A REPEALER CLAUSE; AND
PROVIDING AN EFFECTIVE DATE
WHEREAS, the owner of the property described in Exhibit A attached hereto has
requested a certain zoning for said property; and
WHEREAS, the Planning and Zoning Commission of the City of Anna and the City
Council of the City of Anna have given the requisite notices by publication and
otherwise and have held the public hearings as required by law and afforded a full and
fair hearing to all property owners generally and to all persons interested in and situated
in the affected area and in the vicinity thereof, the City Council of the City of Anna has
concluded that the Zoning Ordinance of the City of Anna should be amended as follows:
NOW THEREFORE BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
ANNA, TEXAS:
Section 1. The Comprehensive Zoning Ordinance of the City of Anna, Texas, is
amended by changing the zoning of the tract described in Exhibit A, attached hereto
and made an integral part of this ordinance, from Agricultural District (AG) to Planned
Development District (PD).
Section 2. Except as specified in Section 3 of this ordinance, all regulations pertaining
to the Restricted Commercial District (C-1) shall be applicable to this Planned
Development, except that the maximum gross floor area shall be 7,500 square feet,
exclusive of any floor area devoted to off-street parking or loading.
Section 3. The official Zoning Map of the City of Anna shall be corrected to reflect the
change in zoning described herein.
Section 4. All ordinances of the City of Anna in conflict with the provisions of this
ordinance are repealed to the extent of that conflict.
Section S. This Ordinance shall take effect immediately from and after its passage and
the publication of the caption of said ordinance as the law in such case provides.

Legal Description
Being a 1.069 acre tract and being a portion of a 7.360 acre
tract of Land situated in the Joseph Schluter survey, Abstract
No. 856, Collin County, Texas, and being a portion of a called
19.991 acre tract of land described in a Warranty Deed with
Vendor's Lien recorded at County Clerk File No. 93-0108070 in
the Collin County Deed Records and part of a called 10.00 acre
tract of land described in a General Warranty Deed recorded at
County Clerk File No. 93-0108071 in said deed records, and
being more particularly described as follows:
BEGINNING at % inch iron rod found in the south right-of-way
of F.M. Highway No. 455 (a variable width right-of=way) at
the northwest corner of said 19.991 acre tract, being the
northeast corner of a called 26.887 acre tract of land described
in a Special Warranty Deed recorded in Volume 5838, Page
3343 of Said deed records, said found % inch iron rod being
the northwest corner of the herein, described tract;
THENCE South 85 degrees 45 minutes 00 seconds East, along
the southerly rightof -way line of F.M. Highway No. 455, a
distance of 36.63 feet to an `X" cut in a concrete found of the;
herein described tract;
THENCE' South 87 degrees 05 minutes 00 seconds East, along
the southerly rightof-line of F.M. Highway No. 455, a
distance of 205.56 feet to a 518 inch iron rod for the northeast
corner of the herein described tract;
THENCE South of 02 degrees 54 minutes 59 seconds west,
departing said right-of-way, a distance of 192.96 feet to a 518
inch iron rod at the southeast corner of the herein described
tract;
THENCE North 87 degrees 05 minutes 01 seconds West, a,
distance of 240.27 feet to a 518 'inch, iron rod at the southwest
corner of the herein described tract;
THENCE North 02 degrees 21 minutes 12 seconds East, a
distance of 193.8 feet to the POINT OF BEGINNING.
Said property contains a, computed area of 46.562 square feet
or 1.069 acres of land, more or less
