ORDINANCE NO. 357-2007
Zoning - (Water Tower — 7.0 Acres)
AN ORDINANCE OF THE CITY OF ANNA, TEXAS, AMENDING THE ZONING
MAP OF THE CITY OF ANNA TO PROVIDE FOR REZONING OF CERTAIN
PROPERTY; PROVIDING A REPEALER CLAUSE; AND PROVIDING AN
EFFECTIVE DATE
WHEREAS, the owner of the property described in Exhibit A attached hereto has requested a
certain zoning for said property; and
WHEREAS, the Planning and Zoning Commission of the City of Anna and the City Council of
the City of Anna have given the requisite notices by publication and otherwise and have held the
public hearings as required by law and afforded a full and fair hearing to all property owners
generally and to all persons interested in and situated in the affected area and in the vicinity
thereof, the City Council of the City of Anna has concluded that the Zoning Ordinance of the City
of Anna should be amended as follows:
NOW THEREFORE BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ANNA,
TEXAS:
Section 1. The Comprehensive Zoning Ordinance of the City of Anna, Texas, is amended by
changing the zoning of the tract described in Exhibit A and B, attached hereto and made an
integral part of this ordinance, from Agricultural District (AG) to Restricted Commercial (C-1) on
the front 300 feet of the tract, consisting of 3.1 acres and Light Industrial (1-1) on the remainder
of the tract, consisting of 3.9 acres.
Section 2. The official Zoning Map of the City of Anna shall be corrected to reflect the change
in zoning described herein.
Section 3. All ordinances of the City of Anna in conflict with the provisions of this ordinance are
repealed to the extent of that conflict.
Section 4. This Ordinance shall take effect immediately from and after its passage and the
publication of the caption of said ordinance as the law in such case provides.

Situated in Collin County, Texas in the Z. F. Lester Survey, Abstract No. 546, being a
survey of part of the 15.935 acre tract of land described in a deed from John P. Warrick
to Warren E. Manuel and Elisabeth A. Manual, dated June 25, 1993, recorded in
Clerk's File No. 94-50074 of the Collin County Land Records, being described by
metes and bounds as follow:
COMMENCING at the northeast corner of said 15.935 acre tract, at the intersection of
the center of County Road No. 373 with the West right-of-way line of State Highway
No. 5;
THENCE South 23 degrees 16 minutes 02 seconds East, with the said highway right-
of-way line and with the east line of said 15.935 acre tract, 280.84 feet to the PLACE
OF BEGINNING;
THENCE South 23 degrees 16 minutes 02 seconds East a distance of 450.36 feet to a
point for comer;
THENCE South 89 degrees 59 minutes 54 seconds West a distance of 326.55 feet to a
point for cooter;
THENCE North 23 degrees 16 minutes 02 seconds West a distance of 450.36 feet to a
point for corner;
THENCE North 89 degrees 59 minutes 54 seconds East a distance of 326.55 feet to the
POINT OF BEGINNING and Containing 3.10 acres of land more or less.
