Zoning - AutoZone Addition (Windmill Storage)
(Lot 2 Block A)
AN ORDINANCE OF THE CITY OF ANNA, TEXAS, AMENDING THE ZONING
MAP OF THE CITY OF ANNA TO PROVIDE FOR REZONING OF CERTAIN
PROPERTY; PROVIDING A REPEALER CLAUSE; AND PROVIDING AN
EFFECTIVE DATE
WHEREAS, the owner of the property described in Exhibit A attached hereto has requested a
certain zoning for said property; and
WHEREAS, the Planning and Zoning Commission of the City of Anna and the City Council of
the City of Anna have given the requisite notices by publication and otherwise and have held the
public hearings as required by law and afforded a full and fair hearing to all property owners
generally and to all persons interested in and situated in the affected area and in the vicinity
thereof, the City Council of the City of Anna has concluded that the Zoning Ordinance of the City
of Anna should be amended as follows:
NOW THEREFORE BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ANNA,
TEXAS:
Section 1. The Comprehensive Zoning Ordinance of the City of Anna, Texas, is amended by
changing the zoning of the tracts described in Exhibit A, attached hereto and made an integral
part of this ordinance, from Agricultural District (AG) to Restricted Commercial (C-1) known as
tract one, consisting of 1.70 acres, located south of White Street (FM 455) on the eastern edge
of tract and Planned Development (PD) district, known as tract two, consisting of 4.52 acres,
located south of White Street (FM 455) on the western part of tract. The Planned Development
shall include the following elements:
Permitted Uses
The permitted uses on tract two will be the same as those permitted in the Restricted
Commercial (Cl) district including the following:
a) Mini -Storage with no outside storage
b) Perimeter of existing building to be masonry along with all new building and fences
c) Building setback 10 ft from property line with no fences. Rear of buildings will be
masonry and serve as border without creating a dead space between a masonry
fence and a masonry building
d) 10' landscape buffer to be maintained by the landowner
Section 2. Except as specified in Section 3 of this ordinance, all regulations pertaining to the
Restricted Commercial (C1) shall be applicable to the Planned Development, known as tract
two, except under the permitted uses in Section 1.
Section 3. The official Zoning Map of the City of Anna shall be corrected to reflect the change
in zoning described herein.

Section 4. All ordinances of the City of Anna in conflict with the provisions of this ordinance are
repealed to the extent of that conflict.
Section S. This Ordinance shall take effect immediately from and after its passage and the
publication of the caption of said ordinance as the law in such case provides.
