AN ORDINANCE OF THE CITY OF ANNA, TEXAS, AMENDING THE ZONING
MAP OF THE CITY OF ANNA TO PROVIDE FOR REZONING OF CERTAIN
PROPERTY; PROVIDING A REPEALER CLAUSE; AND PROVIDING AN
EFFECTIVE DATE
WHEREAS, the owner of the property described in Exhibit A attached hereto has requested a
certain zoning for said property; and
WHEREAS, the Planning and Zoning Commission of the City of Anna and the City Council of
the City of Anna have given the requisite notices by publication and otherwise and have held the
public hearings as required by law and afforded a full and fair hearing to all property owners
generally and to all persons interested in and situated in the affected area and in the vicinity
thereof, the City Council of the City of Anna has concluded that the Zoning Ordinance of the City
of Anna should be amended as follows:
NOW THEREFORE BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ANNA,
TEXAS:
Section 1. The Comprehensive Zoning Ordinance of the City of Anna, Texas, is amended by
changing the zoning of the tract described in Exhibit A, attached hereto and made an integral
part of this ordinance, from Single Family Estates (SFE) to Planned Development (PD) district.
The Planned Development shall include the following elements.
Permitted Uses
The permitted use will be for only a laser tag outdoor park (No Paintball) including associated
parking, rental and administrative facilities and restrooms.
Development Schedule:
a.) For a period of eighteen (18) months temporary structures for the rental and
administrative facilities for laser tag operations will be allowed including non -
masonry construction. Additionally, during the eighteen (18) months a non
permanent parking surface will be allowed as well as temporary restroom
facilities.
b.) After twelve (12) months of operation plans and specifications shall be provided
showing the design of permanent facilities meeting the standards of the "Ll"
zoning district or a subsequent planned development that has been approved for
this tract of land.
c.) All permanent structures and a permanent hard surface parking shall be
constructed by the end of eighteen (18) months.
Allowable Structures for Laser Tag Fields:
a.) Artificial Structures
1. Up to 20 concrete bunkers that measure up to 6' width x 8' long x 8' in
height shall be allowed.
2. Fence panels 8' in height and 16' in length will be allowed throughout the
play fields.

Perimeter Buffers
a.) Along the south property line the existing tree line shall remain undisturbed. The
undisturbed area shall be a minimum of 10'.
b.) Adjacent to the perimeter buffer as well as all other fields will be a cleared 8' wide
out-of-bounds trail.
Tree removal
a.) No trees will be removed except as noted herein.
1. Quality trees as identified in the landscape section of the Anna Code of
Ordinances over 3" caliper shall not be removed unless replaced at a I to
I ratio of other quality trees.
2. Locust trees, Hackberry, and other thorn bearing trees under 6" caliper
can be removed. Thom bearing trees larger than 6' caliper can be
trimmed to not interfere and can only be removed after approval by the
City Manager or his designee.
Section 2. Except as specified in Section 1 of this ordinance, all regulations pertaining to the
Light Industrial (1-1) District shall be applicable to this Planned Development.
Section 3. The official Zoning Map of the City of Anna shall be corrected to reflect the change
in zoning described herein.
Section 4. All ordinances of the City of Anna in conflict With the provisions of this ordinance are
repealed to the extent of that conflict.
Section 5. This Ordinance shall take effect immediately from and after its passage and the
publication of the caption of said ordinance as the law in such case provides.

FOR 9.95-ACRE TRACT
ACROSS THE PROPERTY OF
Anna Economic Development Corporation
BEING a 9.95 acre tract of land within an overall 48.00 acre parcel located in the J.C. Brantley Survey, Abstract
No. 114 in Collin County, Texas, conveyed to the Anna Economic Development Corporation in a Special
Warranty Deed recorded at County Clerk File No. 96-0062799 in the Collin County Deed Records, said tract of
land being more particularly described as follows:
BEGINNING at a point a distance of 35.54 feet, and bearing of S 3547'40" W from a V2" IRF along the
southwest side of County Road 425. Said IRF being a distance of 24.55 feet, and bearing of S 35'10'40" W from
the most easterly northeast property comer of said EDC tract. Said property comer being the most northerly
northwestern property comer of a tract of land conveyed to Robert G. Relyea and Sharon E. Relyea by a deed
now of record in Volume 95, Page 0083721 of the Deed Records of Collin County, Texas. Said property comer
also being the most southerly southeastern property comer of a tract of land conveyed to Leonard Enterprises by
a deed now of record in Volume 1034, Page 482 of the Deed Records of Collin County, Texas. Said property
comer being in the centerline of County Road 425 (an undedicated Collin County roadway).
THENCE S 35047'40" W, a distance of 832.60 feet along the southeasterly property line of said EDC tract and
north property line of said Relyea tract, to a 'A" iron rod found for a comer;
THENCE S 6344'04" W, a distance of 396.17 feet along the southeasterly property line of said EDC tract and
north property line of said Relyea tract, to a point for a comer;
THENCE N 22013'06" W, leaving the said southerly property line of said EDC tract, a distance of 519.55 feet to
a point for a comer;
THENCE N 67046'50" E, a distance of 657.66 feet to a point for a comer,
THENCE N 322327" E, a distance of 172.29 feet a point for a comer;
THENCE N 57'36'01" W, a distance of 24.99 feet a point for a comer;
THENCE N 32'23'44" E, a distance of 160.29 feet a point for a comer;
THENCE S 5736'11 " E, a distance of 323.14 feet to the POINT OF BEGINNING, said tract containing 9.95
acres (433,570 square feet), more or less;
