BOARD OF ADJUSTMENT
SPECIAL MEETING
August 1, 2011
The Board of Adjustment of the City of Anna held a special meeting on August 1, 2011, at 7:30
p.m„ at the Community Room of the Anna City Hall Administration Building located at I I I
North Powell Parkway (Hwy 5), to consider the following items.
1. Call to order and establishment of quorum.
The meeting was called to order by Chairman, Jon Hendricks at 7:37 p.m. Members
present were Jon Hendricks, Andrew Michrina, Lauren Lovato, and John Houcek,
Robert Simonsen was absent. Staff present was Maurice Schwanke and Tana Ross.
2. (a) Public Hearing:
To consider public comment on variance request by Danielle Dorman- Chapa,
petitioner and owner of property, from provisions of Part III -C; Section 40.03 (m)
via Part III -C; Section 43.06 of the City of Anna Zoning Ordinance to allow wood
fencing between commercial zoned property and residential property.
The Public Hearing was opened at 7:37 p.m.
Maurice Schwanke, Director of Planning and Development, gave a presentation
regarding the variance request and answer questions from the board members. The
residential property south property line and the commercial properties north east
boundary line have a mature tree row. In order to put a masonry fence on the property
line at this location would require the removal of all the trees. The owners of the
commercial property would like to retain the trees while providing security for the site.
This would be accomplished by the installation of a wood fence between and around trees
with steel posts set in concrete. The residential property is shown as future commercial
usage according to the adopted Comprehensive Plan. He noted that Staff recommends
approval of this request.
Ms. Danielle Dorman-Chapa, petitioner and owner of property was present, but did not
give a presentation.
The Public Hearing closed at 7:43 p.m.
(b) Consider/Discuss/Act on variance request by Danielle Dorman-Chapa,
petitioner and owner of property, from provisions of Part III -C; Section 40.03 (m)
via Part III -C; Section 43.06 of the City of Anna Zoning Ordinance to allow wood
fencing between commercial zoned property and residential property.

A motion was made by Mr. Houcek, seconded by Ms. Lovato to approve the variance
request. The vote was unanimous
3. Consider action to approve Minutes of the November 3, 2008 meeting.
A motion was made by Ms. Lovato, seconded by Mr. Michrina to approve the Minutes of
the November 3, 2008 meeting. The vote was unanimous.
4. Adjourn
There being no further business, a motion was made by Chairman Hendricks, seconded
by Ms. Lovato to adjourn meeting. The meeting adjourned at 7:45 p.m.
