ORDINANCE NO. 627-2013
(Amendment to Ordinance No. 129 -2004)
AN ORDINANCE OF THE CITY OF ANNA, TEXAS AMENDING THE CITY'S
COMPREHENSIVE PLAN, ZONING MAP, AND ZONING ORDINANCE, AND
CHANGING THE ZONING OF CERTAIN PROPERTY AS DESCRIBED
HEREIN; PROVIDING FOR SAVINGS, REPEALING AND SEVERABILITY
CLAUSES; PROVIDING FOR AN EFFECTIVE DATE; PROVIDING FOR A
PENALTY CLAUSE NOT TO EXCEED $2000 OR THE HIGHEST PENALTY
AMOUNT ALLOWED BY LAW, WHICHEVER IS LESS; AND, PROVIDING
FOR THE PUBLICATION OF THE CAPTION HEREOF.
WHEREAS, the owner of the property described in Exhibit A attached hereto has requested a
certain zoning for said property; and
WHEREAS, the Planning and Zoning Commission of the City and the City Council of the City
of Anna have given the requisite notices by publication and otherwise and have held the public
hearings as required by law and afforded a full and fair hearing to all property owners and
generally to all persons interested in and situated in the affected area and in the vicinity thereof,
the City Council of the City of Anna has concluded that the Zoning Ordinance of the City of
Anna should be amended as follows:
NOW THE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
ANNA, TEXAS:
Section 1. The Comprehensive Zoning Ordinance of the City of Anna, Texas, is amended by
changing the zoning of the tract described in Exhibit A, attached hereto and made an integral part
of this ordinance, Amending Ordinance No. 129-2004 and including portions of Ordinance No.
149-2004 to Planned Development District (PD).
Section 2. All regulations pertaining to Ordinance 129-2004 shall be applicable to this Planned
Development, except as amended herein.
Establishment of Districts
For the purpose of this Planned Development ordinance, the land described in Exhibit A,
is hereby divided into districts as follows:
District A- Southern Single Family Zone
District B- Eastern Single Family Zone
District C- Single Family Transition Zone
District D- Town Center Town Home Zone
District E- Town Center Adjacency Zone

District A. Southern Single Family Zone
This district containing approximately -55 40 gross acres is limited to single family residential
land use, amenity uses commonly associated with residential development (including swim
center, sales center, model park), school, and park/ open space improvements as may be required
by City of Anna Ordinances. This district will be surrounded on three sides by land that is not

family land uses, amenity uses commonly associated with residential development (including
swim center, sales center, and model park), and park/ open space as may be required by City of

This district formerly approved by as "SF -72" by ordinance 149-2004 contains approximately
50 gross acres is limited to single family residential land use, amenity uses commonly associated
with residential development (including swim center, sales center, model park), school, and
park/open space improvements as may be required by City of Anna ordinances. This district
may include a mix of two different lot sizes as described in table below and will include uniform
canopy tree plantings along collector road parkways.

Section Lots" of District B shall be developed to offset one acre of Lot Type `A' lots in District
K to a maximum of 50 % of Lot Type `A' in District K.

utilized for a portion of the residential development in District B, then Lot Type `A' described in

Section 3. The official Zoning Map of the City of Anna shall be corrected to reflect the change
in zoning described herein.
Section 4. All ordinances of the City of Anna in conflict with the provisions of this ordinance
are repealed to the extent of that conflict.
Section 5. This Ordinance shall take effect immediately from and after its passage and the
publication of the caption of said ordinance as the law in such case provides.
