A RESOLUTION OF THE CITY OF ANNA, TEXAS APPROVING A SITE PLAN OF WILLOW
CREEK ADDITION, PHASE 1 B, BLOCK G, LOT 1 R.
WHEREAS, In order to provide for the orderly development of land within the Anna city limits
and extraterritorial jurisdiction, the City Council of the City of Anna, Texas (the "City Council")
has adopted Article 9.02 ("Subdivision Regulation") and Article 9.04 ("Zoning Ordinance") of
the Anna City Code of Ordinances; and
WHEREAS, Marcus Property Compancy LLC, has submitted an application for approval for
the site plan of Willow Creek Addition, Phase 1 B, Block G, Lot 1 R.
NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF ANNA,
TEXAS, THAT:
Section 1. Recitals Incorporated.
The recitals above are incorporated herein as if set forth in full for all purposes.
Section 2. Grant a reduced landscape buffer.
The City Council hereby grants a reduced landscape buffer of 10 feet due to:
a. The existing development to the immediate east, narrowness of the lot, and increased
building setbacks are unique circumstances.
b. The reduction does not have an adverse impact on current or future development.
c. The variance is in keeping with the spirit of the zoning regulation and will not have an
impact on surrounding land uses.
d. The variance will not have an adverse impact on public health, safety and general
welfare.
Section 3. Approval of Site Plan
The City Council hereby approves the site plan of Willow Creek Addition, Phase 1 B, Block G,
Lot 1 R attached hereto as Exhibit A subject to additions and/or alterations to the engineering
plans as required by the Public Works Department.
PASSED AND APPROVED by the City Council of the City of Anna, Texas, on this 10th day
of August 2021.
