ORDINANCE NO. 106-2003
ZONING — 0.48 ACRES (RUTLEDGE)
AN ORDINANCE OF THE CITY OF ANNA, TEXAS, AMENDING THE ZONING
MAP OF THE CITY OF ANNA TO PROVIDE FOR REZONING OF CERTAIN
PROPERTY; PROVIDING A REPEALER CLAUSE; AND PROVIDING AN
EFFECTIVE DATE
WHEREAS, the owner of the property described in Exhibit A attached hereto has requested a
certain zoning for said property; and
WHEREAS, the City Council of the City of Anna has given the requisite notices and afforded a
full and fair hearing to all property owners generally and to all persons interested in and situated
in the affected area and in the vicinity thereof, the City Council of the City of Anna has
concluded that the Zoning Ordinance of the City of Anna should be amended as follows:
NOW THEREFORE BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ANNA,
TEXAS:
Section 1.
The Comprehensive Zoning Ordinance of the City of Anna, Texas, is amended by zoning the
tract described in Exhibit A, attached hereto and made an integral part of this Ordinance, as C-1
Restricted Commercial District The Planned Development shall include the following elements:
Section 2.
The official Zoning Map of the City of Anna shall be corrected to reflect the change in zoning
described herein.
SPrtion 3_
All ordinances of the City of Anna in conflict with the provisions of this ordinance are repealed to
the extent of that conflict.
Section 4.
This Ordinance shall take effect immediately from and after its passage by the City Council and
approval by the Mayor.
PASSED on this the 9th day of September, 2003, by the following vote of the City Council of the
City of Anna, Texas.

SITUATED in the Henry Brantley Survey, Abstract No. 71 in the
City of Anna, Collin County, Texas, and being part of a tract
of land that was conveyed to W.B. Powell in Deed recorded in
Volume 596, Page 327 of the Deed Records of Collin County,
Texas, being more particularly described by mete: and bounds
to -wit:
COMMENCING at the Northwest corner of Block 1 of the
Old Donation to the City of Anna, according to the Plat
thereof recorded in Volume 21, Page 368 of the Deed Records
of Collin County, Texas;
THENCE North 40 feet to a Point in the centerline of
Seventh Street;
THENCE West with the centerline projection of Seventh Street
277.13 feet to the PLACE OF BEGINNING;
THENCE South 0 deg. 59 min. West at 40 feet an lron Pin found,
then continuing a total of 186 feet to an Iron Pin found;
THENCE West with the North line of the Did John Morgan Tract
116.9 feet to an Iron Pin found in the Fast right-of-way line of
State Hwy. No. 5;
THENCE North 3 deg. 19 min. East with said r ght-of-way line
of 146.3 feet to an Iron Pin found, then continuing a
total of 186.3 feet to a point for corner;
THENCE East 109.31 feet to the place of beginning,
containing 0.48 Acres.

and Abernathy'Roeder Boyd & Joplin that I made the survey
on the ground on September 5, 2002 of the

property shown hereon and found corner stakes as reflected
on the plat and that the only improvements on the ground
are as shown on the survey; that there are no apparent
