HomeMy WebLinkAboutOrd 133-2004 Zoning PD 24-2004 West Crossing AdditionCITY OF ANNA, TEXAS ORDINANCE NO. 133-2004 WEST/GEER TRACT AN ORDINANCE OF THE CITY OF ANNA, TEXAS, AMENDING THE ZONING MAP OF THE CITY OF ANNA TO PROVIDE FOR REZONING OF CERTAIN PROPERTY; PROVIDING A REPEALER CLAUSE; AND PROVIDING AN EFFECTIVE DATE WHEREAS, the owner of the property described in Exhibit "A" attached hereto has requested a certain zoning for said property; and WHEREAS, the City Council of the City of Anna has given the requisite notices and afforded a full and fair hearing to all property owners generally and to all persons interested in and situated in the affected area and in the vicinity thereof, the City Council of the City of Anna has concluded that the Zoning Ordinance of the City of Anna should be amended as follows: NOW THEREFORE BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ANNA, TEXAS: Section 1. The comprehensive Zoning Ordinance of the City of Anna, Texas, is amended by zoning the tract described in Exhibit "A", attached hereto and made an integral part of this Ordinance, as Planned Development No. 24-2004, with boundaries of the districts as defined in Exhibit `B". The Planned Development shall include the following elements: Permitted Uses Uses as permitted for SF -60 Single Family Residential District in the City of Anna Zoning Ordinance. Permitted Specific Uses Uses as permitted for SF -60 Single Family Residential District in the City of Anna Zoning Ordinance, when granted in accordance with Section 25 of that ordinance. Height and Area Regulations Tract A Height — Maximum height of primary buildings shall be 35' Front yard — Front yard setback shall be a minimum of 25' Side yard, interior — Side yard setback for interior lots shall be a minimum of 5' Side yard, corner — Side yard setback for corner lots shall be a minimum of 15' Rear yard — Rear yard setback shall be a minimum of 20' Lot depth — Minimum lot depth shall be 110' Lot width — Minimum lot width shall be 60' Lot area — Minimum lot area shall be 6,600 square feet Pad size — Pad size shall be 50' x 70' Typical lot — Typical lot shall be 60' x 115' Maximum lot coverage — Lot coverage by buildings shall not exceed 45% of lot area Minimum house size — The floor area of the housing unit shall be not less than 1,500 square feet (floor area includes floor space within the outside dimensions of a building, excluding carports, garages, and breezeways) Masonry — Primary building exteriors shall be not less than 60% masonry Tract B Height — Maximum height of primary buildings shall be 35' Front yard — Front yard setback shall be a minimum of 25' Side yard, interior — Side yard setback for interior lots shall be a minimum of 6' Side yard, corner — Side yard setback for corner lots shall be a minimum of 15' Rear yard — Rear yard setback shall be a minimum of 20' Lot depth — Minimum lot depth shall be 110' Lot width — Minimum lot width shall be 65' Lot area — Minimum lot area shall be 7,200 square feet Pad size — Pad size shall be 53' x 70' Typical lot — Typical lot shall be 65' x 115' Maximum lot coverage — Lot coverage by buildings shall not exceed 40% of lot area Minimum house size — The floor area of the housing unit shall be not less than 1,600 square feet (floor area includes floor space within the outside dimensions of a building, excluding carports, garages, and breezeways) Masonry — Primary building exteriors shall be not less than 60% masonry Tract C Height — Maximum height of primary buildings shall be 35' Front yard — Front yard setback shall be a minimum of 20' Side yard, interior — Side yard setback for interior lots shall be a minimum of 5' Side yard, corner — Side yard setback for corner lots shall be a minimum of 15' Rear yard — Rear yard setback shall be a minimum of 20' Lot depth — Minimum lot depth shall be 110' Lot width — Minimum lot width shall be 55' Lot area — Minimum lot area shall be 6,000 square feet Pad size — Pad size shall be 45' x 75' Typical lot — Typical lot shall be 55' x 115' Maximum lot coverage — Lot coverage by buildings shall not exceed 40% of lot area Minimum house size — The floor area of the housing unit shall be not less than 1,400 square feet (floor area includes floor space within the outside dimensions of a building, excluding carports, garages, and breezeways) Masonry — Primary building exteriors shall be not less than 60% masonry Tract D Height — Maximum height of primary buildings shall be 35' Front yard — Front yard setback shall be a minimum of 20' Side yard, interior — Side yard setback for interior lots shall be a minimum of 5' Side yard, corner — Side yard setback for corner lots shall be a minimum of 15' Rear yard — Rear yard setback shall be a minimum of 20' Lot depth — Minimum lot depth shall be 110' Lot width — Minimum lot width shall be 50' Lot area — Minimum lot area shall be 6,000 square feet 2 Pad size — Pad size shall be 40' x 75' Typical lot — Typical lot shall be 50' x 120' Maximum lot coverage — Lot coverage by buildings shall not exceed 40% of lot area Minimum house size — The floor area of the housing unit shall be not less than 1,400 square feet (floor area includes floor space within the outside dimensions of a building, excluding carports, garages, and breezeways) Masonry — Primary building exteriors shall be not less than 60% masonry Tract E Height — Maximum height of primary buildings shall be 35' Front yard — Front yard setback shall be a minimum of 25' Side yard, interior — Side yard setback for interior lots shall be a minimum of 6' Side yard, corner — Side yard setback for corner lots shall be a minimum of 15' Rear yard — Rear yard setback shall be a minimum of 20' Lot depth — Minimum lot depth shall be 110' Lot width — Minimum lot width shall be 65' Lot area — Minimum lot area shall be 7,200 square feet Pad size — Pad size shall be 53' x 75' Typical lot — Typical lot shall be 65' x 120' Maximum lot coverage — Lot coverage by buildings shall not exceed 40% of lot area Minimum house size — The floor area of the housing unit shall be not less than 1,600 square feet (floor area includes floor space within the outside dimensions of a building, excluding carports, garages, and breezeways) Masonry — Primary building exteriors shall be not less than 60% masonry The provisions of this section are summarized in Exhibit "C" of this ordinance. Section 2. All provisions of the City of Anna Zoning Ordinance not in conflict with the provisions of this ordinance shall pertain to the property described in Exhibit "A". All words and terms used in this ordinance shall be defined according to their definitions and meanings as prescribed in the City of Anna Zoning Ordinance. Section 3. The official Zoning Map of the City of Anna shall be corrected to reflect the change in zoning described herein. Section4. All ordinances of the City of Anna in conflict with the provisions of this ordinance are repealed to the extent of that conflict. Section5. This Ordinance shall take effect immediately from and after its passage as the law in such case provides. 3 PASSED on this 23rd day of March, 2004, by the following vote of the City Council of the City of Anna, Texas.
