ORDINANCE NO. 358-2008
Anna ISD Zoning Change AG to SFE (58.34 acres)
(West of CR 369 between CR 370 and future extension of Rosamond Pkwy)
AN ORDINANCE OF THE CITY OF ANNA, TEXAS, AMENDING THE ZONING
MAP OF THE CITY OF ANNA TO PROVIDE FOR REZONING OF CERTAIN
PROPERTY; PROVIDING A REPEALER CLAUSE; AND PROVIDING AN
EFFECTIVE DATE
WHEREAS, the owner of the property described in Exhibit A attached hereto has requested a
certain zoning for said property; and
WHEREAS, the Planning and Zoning Commission of the City of Anna and the City Council of
the City of Anna have given the requisite notices by publication and otherwise and have held the
public hearings as required by law and afforded a full and fair hearing to all property owners
generally and to all persons interested in and situated in the affected area and in the vicinity
thereof, the City Council of the City of Anna has concluded that the Zoning Ordinance of the City
of Anna should be amended as follows:
NOW THEREFORE BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ANNA,
TEXAS:
Section 1. The Comprehensive Zoning Ordinance of the City of Anna, Texas, is amended by
changing the zoning of the tract described in Exhibit A, attached hereto and made an integral
part of this ordinance, from Agriculture (AG) to Single Family Estates (SFE) zoning.
Section 2. The official Zoning Map of the City of Anna shall be corrected to reflect the change
in zoning described herein.
Section 3. All ordinances of the City of Anna in conflict with the provisions of this ordinance are
repealed to the extent of that conflict.
Section 4. This Ordinance shall take effect immediately from and after its passage and the
publication of the caption of said ordinance as the law in such case provides.

WHEREAS Anna Independent School District is the owner of a tract of land
Situated in Collin County, Texas, in the Martin Moore Survey, Abstract No. 649, being a
survey of the 58.34 acre tract described in a deed from. Jan Sherley Miller, of al, to Anna
Independent School District, dated March 25, 2004, recorded in volume 5636, page 4109
of the Collin County deed records, being described by metes and bounds as follows:
13EGINNING at a 3/8 -inch iron pin found by an old fence post at the southeast
corner of said 58.34 acre tract, on the west side of county road no. 369(north-south rock
road nt this point); same being the southeast corner of a 4 acre tract recorded in volume
4625, page 759;
THENCE North 07° 02' 2.4" West, with the east line of said 4 acre tract, a west line
of said 58.34 acre tract and on the west side of said county road, 264.16 feet to an 1/ -inch
iron pin found at the south inside corner of said 58,34 acre tract, at the northeast corner of
said 4 acre tract; same being near the junction of county road no. 369 and county road no.
370(rock road);
THENCE North 89° 17' 26" West, with the south line of said 58.34 acre tract, with
the south side of said county road 370 and with the north line of said 4 acre tract, 681.98
feet to an one inch rdipe found at the northwest corner of said 4 acre tract;
THENCE North 89" 23' 57" West, with the south line of said 58.34 acre tract and
with said county road no. 370, 517.39 feet to a 3/8 -inch iron pin found in the center of said
county road no. 370 at the southwest corner of said 58,34 acre tract and southeast corner
of the 59.534 acre tract recorded in volume 4991, page 800;
THENCE North 01° 45' 42" East, with the west line of said 58.34 acre tract and with
the east line of said 59.534 acre tract, passing an'/z-inch iron pin set at 30.0 feet and
continuing in all, 2106.36 feet to a point in a targe Bois D'arc tree at the northwest corner
of said 58.34 acre tract and the northeast corner of said 59.534 acre tract; an 1/ -inch iron
pin found bears North 01° 45' 42" East, 1.2 foot;
THENCE South 88° 06' 30" East, with the north line of said 58.34 acre tract,
passing an 1/ -inch iron pin set at 352.01 feet and continuing in all, 382.01 feet to a point at
the north-northeast corner of said 58.34 acre tract, near the center of said county road no.
369(dirt road at this point); same being in the west line of the 158.24 acre tract recorded in
volume 738, page 794;
THENCE South 02° 32' 55" West, with an east line of said 58.34 acre tract, with the
west line of said 158.24 acre tract and generally with said county road no. 369, 27.47 feet
to an Yz-inch iron pin set at the southwest corner of said 158.24 acre tract and the north
inside corner of said 58.34 acre tract;
THENCE South 87° 18' 37" East, with a north line of said 58.34 acre tract, crossing
said county road no. 369 at approximately 50 feet and continuing along the north side of
said county road no. 369, in all, 832.47 feet to an Yz-inch iron pin found by a corner post at
the east-northeast corner of said 58.34 acre tract;
THENCE South 01° 07' 32" West, along the east side of said county road no. 369,
with the east line of said 58.34 acre tract and generally near a fence, passing near the end
of said fence at 983 feet and continuing in all, 2302.74 feet to the PLACE OF BEGINNING
and containing 58.34 acres.
