ORDINANCE NO. 359-2008
(Y. Ulaj Zoning Change SF4 to C-1, 403 N. Powell Parkway)
AN ORDINANCE OF THE CITY OF ANNA, TEXAS, AMENDING THE
ZONING MAP OF THE CITY OF ANNA TO PROVIDE FOR REZONING
OF CERTAIN PROPERTY; PROVIDING A REPEALER CLAUSE; AND
PROVIDING AN EFFECTIVE DATE
WHEREAS, the owner of the property described in Exhibit A attached hereto has requested a
certain zoning for said property; and
WHEREAS, the Planning and Zoning Commission of the City of Anna and the City Council of
the City of Anna have given the requisite notices by publication and otherwise and have held the
public hearings as required by law and afforded a full and fair hearing to all property owners
generally and to all persons interested in and situated in the affected area and in the vicinity
thereof, the City Council of the City of Anna has concluded that the Zoning Ordinance of the City
of Anna should be amended as follows:
NOW THEREFORE BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ANNA,
TEXAS:
Section 1. The Comprehensive Zoning Ordinance of the City of Anna, Texas, is amended by
changing the zoning of the tract described in Exhibit A, attached hereto and made an integral
part of this ordinance, from Single Family Residential —1 (SF -1) to Restricted Commercial (C-1)
zoning.
Section 2. The official Zoning Map of the City of Anna shall be corrected to reflect the change
in zoning described herein.
Section 3. All ordinances of the City of Anna in conflict with the provisions of this ordinance are
repeated to the extent of that conflict.
Section 4. This Ordinance shall take effect immediately from and atter its passage and the
publication of the caption of said ordinance as the law in such case provides.

Exhibit "A"
Being all that certain lot, tract or parcel of land situated in the Henry Brantley Survey, Abstract
No. 71 in the City of Anna, Collin County, Texas and being the same tract of land conveyed to
Joel N. Foltz and wife, April in Deed recorded in County Clerks No. 95-0045559, Deed Records,
Collin County, Texas and being more particularly described as follows:
Beginning at a '/a° iron rod found for corner in the West line of North Powell Parkway (State
Hwy. 5) and the North line of First Street, said point being the Southeast corner or said Foltz
tract;
Thence: West_ 249.55 feet along the North line of First Street to a %" iron rod found for corner in
the East line of James Drive, said point being the Southwest corner of said Foltz tract;
Thence: Nollh, 150.00 feet along the East line of James Drive to a %" iron rod found for corner
in the South line of Hackberry Lane, said point being the Northwest corner of said Foltz
tract;
Thence: East, 252.60 feet along the South line of Hackberry Lane to a ''/z' iron rod found for
corner in the West line of North Powell Parkway (State Hwy. 5), said point being the
Northeast corner of said Foltz. tract;
Thence: South 01. deg. 09 min. 53 sec. West, 150.03 feet along the West line of North Powell
Parkway (State Hwy. 5) to the Place of Beginning and containing 0.864 acre of land.
