HomeMy WebLinkAboutOrd 367-2008 Amending the Zoning Map-Advantage Storage.pdfCITY OF ANNA, TEXAS ORDINANCE NO. 367-2008 (5.617 ACRE COMMERCIAL TRACT — OAK HOLLOW) AN ORDINANCE OF THE CITY OF ANNA, TEXAS, AMENDING THE ZONING MAP OF THE CITY OF ANNA TO PROVIDE FOR REZONING OF CERTAIN PROPERTY; PROVIDING A REPEALER CLAUSE; AND PROVIDING AN EFFECTIVE DATE. WHEREAS, the property described herein in Exhibit A is currently zoned according to the terms and provisions of a Planned Development (PD) Ordinance 2000-07, City of Anna, and WHEREAS, the owner of the property described herein in Exhibit A has requested certain zoning amendments for the commercial portion of said 'PD"; and WHEREAS, the City Council of the City of Anna has given the requisite notices and afforded a full and fair hearing to all property owners generally and to all persons interested in and situated in the affected area and in the vicinity thereof, the City Council of the city of Anna, Texas has concluded that the Zoning Ordinance of the City of Anna should be amended as follows: NOW THEREFORE BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ANNA, TEXAS: Section 1. The comprehensive Zoning Ordinance of the City of Anna, Texas is amended by zoning 5.617 acres as described in the attached Exhibit A as Planned Development, which shall have the following zoning use regulations: ZONING REGULATIONS The 5.617 acre tract described in the attached Exhibit A shall be zoned as C-2 commercial District except as follows: Motor, motor hotel, or motor lodge Cemetery or mausoleum Civic Center Community center, public Community center, private Exhibition Fraternal organization, lodge or civic club Kennel, outside pens Rehabilitation care facility School, public (primary and/or secondary) Stadium or pWield, public Swimming pool, private Heliport or heliatop Radio, TV or microwave oper., amateur Radio, TV or microwave opec, comer. The property shall be developed and used only in accordance with the Site Concept Plan attached hereto as Exhibit B. 2. Building set back minimums and restrictions will be as depicted on the Site Concept Plan attached hereto as Exhibit B. 3. One office and residence for on-site managers will be allowed. 4. The office / residence building is restricted to two stories, all other buildings are restricted to single story. 5. Architecture of office I residence and storage buildings will conform to buildings elevations, specifications and photographs attached hereto as Exhibit C. 6. All perimeter storage buildings will face interior drives, creating a continuous, uninter- rupted masonry building wall with no openings along the property fines. 7. All construction specifications will conform to C-2 requirements and the requirements for this use, whichever is more stringent. 8. Office ! residence to be combination of brick veneer, cast stone and composition shingle roof. Material specification, colors and textures will conform to buildings elevations, specifications and photographs attached hereto as Exhibit C. 9. All storage perimeter walls to be brick veneer and cast stone with commercial parapet trim (no pre-engineered metal facia). Perimeter of buildings will be accented approxi- mately every 80'-100' with raised, brick panel with arch relief as depicted in the attached Exhibit C. Height of perimeter walls will not exceed 11'-0°. The solid building wall shall be in lieu of a screening fence on the property line. 10. Connecting fencing between buildings to be 8' brick. 11. All exterior lighting will be within the interior drives. No additional exterior lighting will be placed on the outside perimeter of the storage buildings facing adjacent properties. 12. Rooftop mechanical equipment shall not be permitted. 13. Landscaping will meet or exceed landscaping ordinance for the current zoning district. 14. Normal hours of operation will be restricted to between 6:00 AM and 9:00 PM. 15. Access to the storage area will be restricted to customers only via a computer monitored access gate. Closed circuit TV surveillance cameras will monitor the premises. 16. Signage will be limited to permitted building signage and one low profile monument sign. 17. There will be no open storage allowed anywhere on the promises. 18. There will be no exposed RV or boat storage alloyed. 19. There will be no commercial truck or trailer rental business operated from the premises. 20.3" caliper red oak and / or live oak trees will be planted on 30' centers in the landscape area between the storage facility and the residences of Oak Hollow as depicted on the attached site plan. 21. All landscaped areas will be professionally maintained, including frequent cutting and weed prevention. Section 2. All provision of the city of Anna zoning Ordinance not in conflict with the provisions of this ordinance shall pertain to the property described herein. Section 3. The official Zoning Map of the City of Anna shall be corrected to reflect the change in zoning described herein. Section 4. All ordinances of the City of Anna in conflict with the provisions of this ordinance are repealed to the extent of such conflict. Section S. This Ordinance shall take effect immediately from and after its passage and the publication of the caption of said ordnance as the law in such case provides.
