Planned Development (PD) Amendment
2115 West White Street
AN ORDINANCE OF THE CITY OF ANNA, TEXAS, AMENDING THE ZONING
MAP OF THE CITY OF ANNA TO PROVIDE FOR REZONING OF CERTAIN
PROPERTY; PROVIDING A REPEALER CLAUSE; AND PROVIDING AN
EFFECTIVE DATE; PROVIDING FOR A PENALTY CLAUSE NOT TO EXCEED
$2,000 OR THE HIGHEST PENALTY AMOUNT ALLOWED BY LAW,
WHICHEVER IS LESS; AND, PROVIDING FOR THE PUBLICATION OF THE
CAPTION HEREOF.
WHEREAS, the owner of the property described in Exhibit A attached hereto has requested a
certain zoning for said property; and
WHEREAS, this Ordinance incorporates by reference the existing Ordinance No. 367-2008 and
amends by adding conditions and uses to that portion of the property within the attached Exhibit
A and shown on a concept plan (Exhibit B); and
WHEREAS, the Planning and Zoning Commission of the City of Anna and the City Council of
the City of Anna have given the requisite notices by publication and otherwise and have held the
public hearings as required by law and afforded a full and fair hearing to all property owners
generally and to all persons interested in and situated in the affected area and in the vicinity
thereof, the City Council of the City of Anna has concluded that the Zoning Ordinance of the City
of Anna should be amended as follows:
NOW THEREFORE BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ANNA,
TEXAS:
Section 1. The Comprehensive Zoning Ordinance of the City of Anna, Texas, is amended by
changing the zoning on the land described in Exhibit A and general arrangement as shown on
Exhibit B (Concept Plan), attached hereto and made an integral part of this ordinance, as
Planned Development (PO) District with rules and regulations for said zoning district consisting
of less than 1 acre and being north of West White Street.
ZONING REGULATIONS
The zoning regulations will be the same as those permitted of the Commercial (C2) district as
limited in Ordinance Number 367-2008. The permitted uses will also include the following:
Minor Automobile Repair
Engine and Transmission Replacement (no reconditioning on Site)
Exhaust and Muffler Installation and Repair
No exterior overhead doors will be allowed to face West White Street
Vehicles being kept on site for multiple days shall be housed totally within the structure. In other words if
an engine or transmission is removed the vehicle will remain inside until such time it is finish.
All vehicles must be picked up or removed within 24 hours from completion of the work being performed
or housed indoors at this location or a remote location.

All vehicles waiting for repair other than routine minor daily repairs must be housed indoor.
No work shall be performed outside of the confines of the building.
All air compressors and equipment necessary for conducting work at this site shall be totally
within the confines ofthe building.
No outside storage of new and used materials (example: tires and batteries) is allowed.
Section 2. All provisions of the City of Anna Zoning Ordinance not in conflict with the provisions
of this ordinance shall pertain to the property described herein.
Section 3. The official Zoning Map of the City of Anna shall be corrected to reflect the change
in zoning described herein.
Section 4. All ordinances of the City of Anna in conflict with the provisions of this ordinance are
repealed to the extent of that conflict.
Section 5. This Ordinance shall take effect immediately from and after its passage and the
publication of the caption of said ordinance as the law in such case provides.
