RESOLUTIONNO.
A RESOLUTION OF THE CITY OF ANNA, TEXAS APPROVING A FINAL PLAT OF ANNA
455 ADDITION BLOCK A, LOT 2.
WHEREAS, In order to provide for the orderly development of land within the Anna city limits
and extraterritorial jurisdiction, the City Council of the City of Anna, Texas (the "City Council")
has adopted Part III -A of the Anna City Code of Ordinances ("Subdivision Regulations"); and
WHEREAS, Spiars Engineering has submitted an application for approval of a Final Plat of the
Anna 455 Addition Block A, Lot 2;
WHEREAS, The Final Plat of Anna 455 Addition Block A, Lot 2 generally conforms to the
Preliminary Plat of Anna 455 Addition;
WHEREAS, The Final Plat of Anna 455 Addition Block A, Lot 2 conforms to the existing zoning;
NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF ANNA,
TEXAS, THAT:
Section 1. Recitals Incorporated
The recitals above are incorporated herein as if set forth in full for all purposes.
Section 2. Approval of Final Plat
The City Council hereby approves the final plat of Anna 455 Addition Block A, Lot 2 attached
hereto as Exhibit 1.
PASSED AND APPROVED by the City Council of the City of Anna, Texas, on this 11th day
of December 2018.

This letter addresses the above referenced project's impact on off-site drainage as required by
City Ordinance, Part I II A — Subdivision Regulations, Section 11.03(b).
The drainage design of Deep Roots Montessori, Anna 455 Addition, Lot 2, Block A, will not
exceed the design capacity in the post -development condition of the existing downstream
system proposed in the Victoria Falls Center Addition project. The drainage design for the site
has been completed in a manner compliant with City of Anna regulations and criteria.
Therefore, the Deep Roots Montessori development, as designed, will not increase flood related
damage on downstream properties during the 100 -year design storm due to the development's
impact on offsite drainage. Damage that may have occurred before the development was in
place may still occur. This analysis does not consider other design storm frequencies.
